Abstract

Conveyance of a Freehold Farm called 'New Hall Farm' situate at Little Wigborough dated 28 September 1878
Mr. Isaac Green to Mr. Hugh Green


This Indenture made the twenty eighth day of September one thousand eight hundred and seventy eight Between Isaac Green of Colchester in
the County of Essex Gentleman of the one part and Hugh Green of West Mersea in the same County Surgeon of the other part Witnesseth
that in consideration of the sum of Three thousand four hundred pounds upon the execution of these presents paid by the said Hugh
Green to the said Isaac Green for the purchase of the fee simple in possession of the hereditaments hereinafter expressed to be hereby appointed
and granted (the receipt of which sum of Three thousand four hundred pounds the said Isaac Green doth hereby acknowledge ) He the said
Isaac Green in pursuance of a power contained in an Indenture dated the Fourth day of October One thousand eight hundred and fifty six and
made between Henry Bean and Alexander Bean of the first part the said Isaac Green of the second part and George Round of the third part and
of every or any other power\if any/ enabling him in this behalf Doth hereby direct and appoint and by virtue of his estate and interest doth hereby grant and confirm unto the said Hugh Green his
heirs and assigns All that freehold messuage or tenement Dwellinghouse Double Cottage farm land and hereditaments called the 'New Hall Farm' or otherwise with all and singular
the houses outhouses edifices buildings barns stables yards and gardens thereunto belonging or in anywise appertaining situate and being in Little Wigborough in the said County of Essex containing
altogether according to a survey thereof made in the year One thousand eight hundred and thirty nine for the purpose of the Tither Commutation Act with a small piece of land previously added
thereto One hundred and thirty six acres and nineteen perches little more or less And at the said survey in the year One thousand eight hundred and thirty nine
consisted of the fields which were known by the names and contained the quantities hereinafter set forth in the Schedule hereunder written and are more
particularly delineated in the map or plan thereof drawn in the margin of these presents and therein colored Pink As the said hereditaments by a more recent
admeasurement were found to contain One hundred and thirty six acres one rood and twenty [illegible- seven?] perches Together with all buildings fixtures Commons fences
ways lights watercourses sewers rights privileges easements advantages and appurtenances whatsoever to the said hereditaments or any of them appertaining or with
the same or any of them now or heretofore enjoyed or reputed as part or member thereof or appurtenant thereto And all the estate right title interest claim and
demand of the said Isaac Green in to and upon the same hereditaments and premises To have and to hold all the said hereditaments and premises
hereinbefore expressed to be hereby appointed and granted unto the said Hugh Green his heirs and assigns To the use of the said Hugh Green his heirs
and assigns |forever/subject nevertheless on theIngress of every new owner to the payment of Three pounds to the Honor of Clare with the Stewards fee of One pound
one shilling / And the said Isaac Green doth hereby for himself his heirs executors and administrators covenant with the said Hugh Green his heirs
and assigns that notwithstanding anything by him the said Isaac Green done omitted or knowingly suffered he the said Isaac Green now hath power
to appoint and grant all the said hereditaments and premises hereinbefore expressed to be hereby appointed and granted To the use of the said Hugh Green
his heirs and assigns (subject as aforesaid) And that the same premises shall at all times remian and be to the use of the said Hugh Green his heirs
assigns and bequests entered into and upon and held and enjoyed and the rents and profits thereof received by him and them accordingly without
any interruption or disturbance by him the said Isaac Green or any person claiming through or in trust for him And further that he the said Isaac
Green and every person having ordaining any estate or interest in the said hereditaments and premises through or in trust for him will at all times
at the cost of the said Hugh Green his heirs or assigns do and execute every such act and assurance for the further or more perfectly assuring all or any
of the said hereditaments and premises To the use of the said Hugh Green his heirs and assigns as by him or them shall be reasonably required
In witness whereof the said parties to these presents have hereunto set their hands and seals the day and year first above written
